Founded in 2009, West Coast Title Services was built on the belief that complex property records should be transformed into clear, accurate visual information that clients can trust. Following the real estate market downturn of 2008, many title companies began outsourcing title engineering services outside of California and overseas. Rather than leave the profession, Thomas Ellis leveraged years of specialized experience to establish an independent title engineering company dedicated to serving California clients with local expertise, precision, and personalized service.
Today, West Coast Title Services remains owner-operated and serves clients throughout Southern and Northern California. With more than 26 years of title industry experience, including 22 years specializing in title engineering, Thomas has earned a reputation for delivering accurate mapping solutions for even the most challenging easements, legal descriptions, and recorded property interests.
Thomas began his title career in 2000 as a part-time title searcher with Southland Title Company while attending school. Starting in the title plant, he learned the industry from the ground up, researching records that ranged from handwritten books dating back to the 1800s to modern digital databases. In 2004, he was trained as a title engineer, developing the specialized skills that would ultimately become the foundation of West Coast Title Services.
Our services include easement plotting, legal description plotting, property boundary mapping, rights-of-way plotting, and the review of preliminary title reports as they relate to easements, property boundaries, encroachments, and legal descriptions. While our focus is exclusively on mapping and spatial interpretation, our work provides clients with a clear understanding of how recorded interests affect the land.
Over the years, West Coast Title Services has become known for handling the assignments that others cannot. Complex legal descriptions, difficult easement configurations, and challenging plotting projects are frequently referred to Thomas because of his ability to interpret and accurately map recorded property interests. Many of the projects he receives have already been attempted elsewhere.
Our clients are primarily title companies, though we also assist attorneys, surveyors, engineers, real estate professionals, developers, and property owners when appropriate documentation is available. Whether a project requires an hour or several weeks of detailed analysis, every task receives the same commitment to accuracy, responsiveness, and professional service. Rush service is available for time-sensitive projects, ensuring priority attention when deadlines matter.

Services are billed at $50 per hour with a one-hour minimum charge. Many standard assignments can be completed within that first hour, while more complex easement plots, legal descriptions, boundary maps, and title engineering projects are billed based on the time required to accurately complete the work.
The examples provided required approximately one hour and six hours to complete, demonstrating the wide range of complexity that can exist from one project to another. Because every property and recorded document is unique, pricing for more challenging assignments cannot always be determined in advance. Whenever possible, we work with our clients to provide cost-effective solutions while maintaining the accuracy, clarity, and attention to detail that every project deserves.
Rush service is available for time-sensitive assignments for an additional one-hour charge. While expedited service does not necessarily reduce the time required to complete a project, it does ensure priority scheduling and attention.
